The Home Information Pack contains important information
that buyers and sellers need to know. Every
person marketing a home after 14 December 2007 must have commissioned a
Home Information Pack before putting their property on the market.
For sellers, providing a Pack up
front should reduce the likelihood of any nasty surprises in the selling
process that could delay the sale, as buyers will be able to make more
informed decisions about purchasing their home.
For buyers, the Pack provides essential information,
free of charge to them, about properties they are considering buying...
Additional information for leasehold and commonhold sales may be required
and we will provide advice if necessary
You can also request inclusion in the HIP of other documents such as
a Home Condition Report, an environmental or flood risk search and other
information that would be of interest to a potential buyer, as defined
in the regulations. These further reports aren't mandatory and we can
provide further advice if needed.
Home information Packs have been introduced
by the Government to speed up the home buying and selling process
and also to save consumers money on house sales and purchases which,
for one reason or another may not complete.
All homes coming onto the market now need
a HIP. Those properties already on the market without a HIP will
need one in the future - but the date is yet to be announced by Government.

Your home information pack is individual to your
property and contains:
Index (stating what
is included in your pack)
Sales Statement
(setting out general details of your property)
Evidence of Title
(showing who owns the property)
The Lease (if your
home is leasehold)
Local searches and
enquiries (including land charges, drainage and water)
Energy Performance
Certificate (sets out estimated energy use and Carbon Dioxide emissions,
and how both can be reduced)
Additional information for leasehold and commonhold sales, where appropriate.
You can also include other documents such as a Home Condition Report,
an environmental or flood risk search and other information that would
be of interest to a potential buyer as defined in the regulations.
